Getting Started

While building your dream home is exciting, we know it can also be intimidating.At Summerset at Frick Park, we walk you through the entire buying and building process so you can feel comfortable with the decisions you’ll be making along the way.

We’ll offer you advice based on our extensive knowledge and building experience so you can be certain that your new home will be perfect for your family. Our goal is to make it easier for you to build your dream home in Summerset at Frick Park and we will assist you from our first meeting to move-in!

The Initial Meeting

At Summerset at Frick Park, each lot has a designated home style. Since we have a wide variety of housing styles and floor plans to choose from, you will want to schedule a meeting with our Sales Manager, Melissa Reich, to discuss your options. At this meeting, we will review all of the available lots, while considering your needs and wishes, and find the home that is just right for you and your family.

Lot Selection

In order to secure the lot/future home site, you will need to complete the Lot Reservation Agreement and submit a $5,000 refundable deposit. This deposit will secure your interest in the lot for 30-60 days. At this time you will be given a set of HOA documents and a Public Offering Statement to review.

Meet The Builders

Once your lot/home style is selected, Melissa will assist in scheduling your meeting with the builder assigned to your home site. Morning, evening and weekend appointments can be accommodated and you will meet at our Sales Center. This meeting is your opportunity to get to know the builders, discuss the proposed floor plans and talk about any changes or additions you would like to make. You are welcome to bring pictures and ideas of things you would like featured in your new home.

After this meeting, the builder will begin working with the architect to revise the floor plans to meet your specifications and develop an option list with your interior finishes.

Sales Agreement

Once you have approved the plans and option list, you will sign a Sales Agreement. At signing of the Sales Agreements, the builder requires another deposit of 5% of the base price of the home and 100% of any structural upgrades (i.e. 3rd floor lofts, bonus rooms, finished basements). You will also need to sign a copy of the Summerset HOA Public Offering Statement to acknowledge your agreement to abide by these governing documents. After the Sales Agreement is signed, the builder will send your floor plans for architectural review and obtain the appropriate building permits.

You will begin meeting with the Selection Coordinators at the builders preferred vendor showrooms to select all of your interior finishes. These experts are a wealth of knowledge and will help you with everything from picking paint colors to designing your dream kitchen.

Financing

We try to make the financing of your new home as simple as possible. A construction loan has already been established by the Builder, so you do not need to secure one on your own. Once you have submitted your $5,000 lot deposit and 5% of the base price of your home at signing of Sales Agreements, your next financial obligation won’t come until the day of closing.

About 90 days prior to closing, you will want to secure your permanent mortgage. Melissa can refer you to several mortgage specialists to compare financing and interest rates.

Move-In

Once the home is complete and ready for occupancy, the builder will schedule your closing. At the closing, you will receive all of your home and interior fixture warranties, as well as a “user’s guide” for all mechanical systems. You will also be given your key fobs for access to the pools, community center and fitness room.

Melissa will be available to welcome you to the community, introduce you to your neighbors and help you with your transition. You will also begin to work with Ann Paul, our dedicated property manager,who can assist you further in your orientation and access to all that Summerset has to offer as a resident, and member of the community.

Quality Standards

In support of the concept of green living in Pittsburgh, all of the homes at Summerset at Frick Park are built for optimum energy efficiency. In fact, tests by Equitable Gas show that Summerset homes are 30% more efficient to heat when compared to typical new area homes. Each home is inspected by IBACOS, a third party quality control firm and receives a blower test to ensure a weather seal for and optimum heating and cooling performance. In addition, we offer an expanded selection of green living features on some homes for buyers interested in sustainable design materials and technologies including:

  • Floors, walls and roof systems made from smaller, fast-growth wood materials
  • Tankless, on-demand water heaters
  • Tile and carpet made from recycled content
  • Low VOC (volatile organic compound) countertops, cabinets and paints
  • Zoned heating and air conditioning system
  • Electric vehicle charging stations

Fees & Services

The 2013 Home Owners’ Association (HOA) fees for the Manor Flat homes are approximately $350.00/month.

This covers membership to HOA and includes:

  • Community Center
  • Pools
  • Fitness Room
  • Playground and basketball court
  • Great Room event space rental
  • Snow removal of common alleyways
  • Garbage removal
  • Maintenance of parks and parklets

Fees for the Manor Flats also include Building Common Fees, which cover all of the above plus exterior maintenance (roof, exterior walls, landscaping, sidewalk snow removal, etc…) and an insurance policy on the unit from the stud walls out (Homeowner is responsible for obtaining an HO6 policy for interior contents).
