Meet Melissa Reich:
Melissa has been responsible for all home sales and marketing at Summerset since 2005. She has been involved in every transaction and understands the neighborhood and the process and can provide a wealth of information as you consider living at Summerset.
After you have selected a home style and the lot that the home is scheduled to built upon you will place a refundable deposit of $5,000 on the lot and sign a Reservation form securing your interest in the Lot while you move to the next step and meet with the Builder scheduled for that lot and home type.
Meet the Builder:
Once you have the lot and home under Reservation you will meet with the Builder of that home, the Builder is the owner of the Lot and has already prepared a basic plan for that specific Lot, you will review the plan, modify it to meet your needs and then once a firm price is agreed upon you will sign a Contract with the Builder for construction and place a further deposit in place with the Builder depending on the home price and options you may have selected. A construction loan has already been established by the Builder, so you do not need to secure on on your own. You will have an opportunity to review the governing documents for the Neighborhood Association and will be required to sign a document acknowledging your agreement to abide by those documents. Melissa and the Builder can answer your questions about the documents during your review.
During Construction:
You will have the opportunity to visit the site, see your home being built and work closely with the Builder as the various items you have discussed and decided upon begin to materialize. You will secure your own permanent mortgage and may review financing offered by the Developer’s lender First Niagara Bank NA that has been established exclusively for Summerset. This mortgage offer should be competitive and will likely save you money during the closing period as the lender and the title company are both very familiar with the unique circumstances at Summerset.
After construction:
Melissa will be available to welcome you to the community, introduce you to your neighbors and help you with your transition. You will also begin to work with Ann Paul, the dedicated property manager at Summerset who can assist you further in your orientation and access to all that Summerset has to offer as a resident, and member of the community. You will receive access to the resident website and begin to receive communications about the activities at Summerset.
